This is the short and sweet version of my review. Please see rate-my-agent for full review as there was not enough characters to describe here fully why I would not go with Nathan ever again. Contextually, I had been looking for houses myself on House Sigma prior to even getting a realtor and would present the houses I found on there to Nathan. I started off presenting them as soon as they came up, but after a while I stopped sending them immediately and would wait a few days and see if he would send us any of these listing. However, even when new houses would come on the market that matched our criteria, he only ever sent us 2 OFF MARKET deals. That was it... I presented HIM with every other house (20+ if not way more). I thought that was weird but I could get over because I was so diligent about looking myself... But if you aren't and want a realtor to do what you are paying them to do then absolutely steer CLEAR. The thing that truly annoyed me the MOST about this transaction was that it felt like we had to BEG him to go to/book showings for us. It was like pulling nails to get him to do so. To the point where we went to multiple open houses without him... It could have just been me but it felt like there was always push back along the lines of "well if we haaaave to" which again was extremely frustrating and confusing as how are we suppose to buy a house if we don't go see all our options...? I understand he has other clients that he needs to work around but we could literally go ANY TIME on the weekends and it was still a struggle every. single. time. Another thing that was quite annoying was also that Nathan seemed to have a really hard time comparing properties and getting an accurate assessment for what a place was actually worth. There was literally an email thread where he presented numbers to us and to the other selling realtor and the other REALTOR said something along the lines of "how are you even using this as a comparable?? they are not the same in any sense??" which was a resounding feeling we had when ever we were presented with comparables. ie. comparing a 1300sqft 3 bed 1 bath house with only a crawl space to a 2000sqft 4 bed 3 bath with finished basement and would be like "they are comparable". IN WHAT WORLD!? With this in mind, he also seemed to have an extremely hard time assessing what we should put an offer in at and would almost refuse to give an answer to questions like "well what do you think we should put an offer in at?" And to top it all off, we did put multiple offers on houses that we lost out on (most not his fault but one definitely was), and he would say things like "i think it'll go for X amount" and he was always 10k+ off and usually on the high end. The last thing that bugged me EXTREMELY which happened with him, was the offer contracts. Almost EVERY SINGLE OFFER CONTRACT which is a LEGALLY BINDING DOCUMENT had spelling errors. I would have to send them back after reading through them and get them to change it which felt so insanely unprofessional, I literally had no words every time it happened. And it happened multiple times. EX. writing realtor like reallltor. Is it a big deal? No. But was it unprofessional? Yes. Especially with something as easy to catch as that, especially with spell check...? Overall, I went into this experience thinking that realtors are not worth the 10s of THOUSANDS of dollars they get paid for the work they do for you, and only got one because the seller ultimately pays the commission so for a first time home buyer, I figured "Why not? It won't cost me anything. Maybe they'll change my mind." Nathan absolutely did not change my mind and if anything makes me NEVER want to use a realtor again. He just further cemented my thoughts that, in todays day and age with all the information in terms of sale history being very public now and easy to find, do you even need one?(at least for buying a home) Wish he had been able to change my mind and I'm sure a different realtor who wasn't awful, might have.
